FIBRA Prologis (BMV: FIBRAPL 14) is a leading real estate investment trust and manager of Class-A industrial properties in Mexico. As of March 31, 2025, the company's portfolio comprised 507 investment properties totaling 87.0 million square feet (8.1 million square meters). This includes 345 logistics and manufacturing buildings strategically located in six core industrial markets in Mexico, comprising 65.5 million square feet (6.1 million square meters) of Gross Leasable Area (“GLA”), and 162 buildings with 21.5 million square feet (1.9 million square meters) of non-core assets in other markets. The properties in our six core markets were leased to 355 customers, including logistics providers, transportation companies, retailers, and manufacturers. Approximately 60.6 percent of our net effective income is located in global logistics markets (Global Markets), while the remaining 39.4 percent is located in regional manufacturing markets (Regional Markets). Global Markets include Mexico City, Monterrey, and Guadalajara. These markets are highly industrialized and consumer-oriented. They benefit from their proximity to major highways, airports, and rail hubs, and their presence in densely populated areas offers tangible benefits from the sustained growth of the middle class. Regional Markets include Tijuana, Reynosa, and Ciudad Juárez, which are specialized industrial centers in the automotive, electronics, medical, and aerospace sectors, among others, and benefit from a deep supply of skilled labor, as well as their proximity to the United States border.
